Foundation Repair
Your source in Ozaukee County for foundation repair
If your foundation is cracked, bulging, wet, or leaking we are your source in Ozaukee County for basement or foundation repair.
Ground pressure from clay-type soils can crack or bulge your foundations. If the wall movement is under 1″, then an engineered steel beam might be the method to use.
- Custom made steel beams are anchored to the concrete floor footing at the bottom and attached to the floor joists to the added joist supports on non-bearing walls for additional strength
- Steel beams are anchored approximately 32″ on center.
- All broken block and mortar joints are tuck pointed
- Over 1″ excavation is required, jacks would be used to push the wall back into place and beams will be installed.
Fixing the Problem:
- Creekside Contractors will ensure the grading around your home is pitched with 2″ per 5′
- We will check all gutters for lack of debris and run downspouts at least 5′ away from your foundation
- We’ll verify the pitch of all concrete surfaces (patios, driveways etc.) and ensure the pitch runs away from home
- During periods of high humidity, we recommend you run a dehumidifier on the highest setting 24 hours a day.
Why you should fix these cracks and bulges? Some foundation cracks will widen over time resulting in water seepage or possibly the loss of structural integrity.
Unfortunately, you cannot ignore foundation issues or they’ll only get worse. Instead of only reinforcing the walls with beams, if the damage requires it, you might have to pay a costly excavation bill.
Remember, quick fixes (such as filling the cracks with mortar) are temporary. They will crack time and again.
What you should look for:
If you think you may have a water problem in your basement, look for these signs:
- Peeling paint on the wall
- Rust on appliances (furnaces, water heaters etc)
- Water marks on the walls
- Mold and mildew
- Musty odors
- Cracked or bowed walls
